Latest Gensler Survey Shows the Impact of Office Collaboration

Defining the future of real estate

By Franco Faraudo · May 16, 2024

Greetings!

In today's email, we examine Gensler's 2024 workplace survey, revealing current trends in how and where employees work. The study analyzed top performers at individual, team, and organizational levels, identifying key elements of high-performing workplaces both inside and outside the office. It highlights a shift from real estate occupancy to people-centric performance, focusing on the impact of space on employees' work and well-being.

This week in Propmodo Technology, we delve into the growing use of digital twin technology in real estate. We'll look at how city planners and developers are utilizing digital twins to test and visualize new projects, assessing their impact on the community. We'll also discuss the importance of high-quality scans in maximizing the benefits of digital twins for building owners and operators.

Now, let's dig in!

Gensler Workplace Survey Shows the Impact of Office Collaboration

When the world's largest architecture firm surveys 16,000 office-based workers in 15 countries about workplace performance, it's smart to pay close attention to their findings. Gensler's Global Workplace Survey 2024 was published recently, and it contains some interesting insights into the current state of the modern office.

The effectiveness of the office wasn't the only thing the report set out to measure. Now that many offices are not mandatory, it's important to gauge what kinds of workspaces workers prefer. To do that, Gensler researchers created an experience index that they use throughout the report as a metric to help express how workers feel about the space.

The international scope of the report highlights the stark differences in office sentiment around the globe. Respondents in countries like Japan and France gave low effectiveness and experience scores for the office, while countries like India, Saudi Arabia, and China had much higher scores. Interestingly, the countries that gave the office low scores were also the ones that reported spending the most time working alone.

The report ranks the people surveyed by how "engaged" they are with the office. "The most engaged individuals are scored on factors such as how energized and happy they feel when they are working," the report says. The most engaged employees tend to spend less time working alone but don't tend to have significantly more meetings. Instead, the most engaged employees replace individual work with other activities like learning and socializing.

Gensler also looked at the strength of the team that each respondent worked with. People from strong teams were much more likely to sit near people they work with in the office, 81 percent for the strongest teams compared to 50 percent for the weakest. Strong teams were also much more aware of what teammates were working on than weak teams.

One of the most interesting parts of the survey was how certain building qualities correlate with workplace performance. There tended to be a large skew in the types of amenities high-quality buildings had compared to lower-quality ones. Amenities like cafeterias, outdoor workspaces, and phone rooms were all still very common in high-quality buildings but not common in poor-quality offices.

Gensler's workplace survey has been coming out since 2005 when it only had 200 respondents. Now it has grown in both size and importance. Since the future of the workplace is still being determined as companies try to understand their need for offices, the insights from such a comprehensive survey are more important than ever.
