| The S&P 500 closed at 7,801.77 on Wednesday, up 0.36 percent from Monday, as a 0.22 percent pullback trimmed part of the record gain posted Tuesday. The 10-year Treasury yield settled at 5.29 percent, two basis points below Monday, after touching 5.365 percent intraday, its highest since April 2002, as September Fed minutes signaled another hike and kept pressure on fixed-rate take-out math and refi underwriting. The FTSE Nareit All Equity REITs index fell 1.35 percent on the day to 780.54, 0.42 percent below Monday, a reminder that cap rates remain hostage to the long end. SOFR rose one basis point to 3.90 percent on the October 6 trade date, adding floating-rate carry on bridge and construction paper. |

Michael Dell’s investment firm is making its first move into senior housing, buying a majority stake in Sunrise Senior Living in a deal that reportedly values the company at more than $1 billion. The bet comes as senior housing enters a period of unusually strong demand. The oldest baby boomers are turning 80, the population over 65 has grown sharply, and new construction has remained remarkably limited. Investors have responded by pouring billions into the sector, with luxury communities attracting especially strong interest from major real estate players.
The model increasingly resembles high-end multifamily, with affluent residents willing to pay for better locations, amenities and service. But the sector's supply shortage may not last forever. Construction is becoming easier to finance, while labor remains a persistent cost problem, raising a bigger question for investors: how long will senior housing deserve its premium?
